West of Sepulveda
Sand Section – The draw to this part of town is the ocean views and walkability to downtown shops and restaurants. Generally, the northern area adjacent to Manhattan Beach is more desired as this area is walkable to downtown Hermosa Beach as well as downtown Manhattan Beach. Most of the original 900 sq ft beach cottages have been torn down and replaced by large, newly constructed homes; some with beautiful ocean views.
- The Strand – these properties face west over the sandy shores of the Pacific Ocean providing amazing views combined with an exciting and energetic atmosphere from the walk path and the beach activity.
- Walk Streets – Many families enjoy living on the Walk Streets in Hermosa Beach allowing a car-free environment to meet and socialize within the neighborhood. These properties provide an additional sense of privacy.
Hermosa Valley – Lying west of the Sand Section from Valley Drive continuing east to PCH is known as the Hermosa Valley.
- In the area North of Pier Ave, there are mostly single-family homes on lot sizes typically between 2500-5000 sq ft. Though, larger lots exist on the hill sloping up from Valley Ave to PCH where ocean views are also possible. There are also 2 large condominium complexes located on Ardmore Ave at 16th and 17th Streets. These are known as the Commodore and the Apple Tree complexes.
- South of the HB Pier is mainly 2 or 3 on-a-lot townhomes providing 1900 to 2800 sq ft of living space. Some ocean views are also possible from this area depending on the location and its surroundings. Large condo complexes are also available at the very south end just before crossing into Redondo Beach.
East of Sepulveda – East of PCH, bordering Manhattan Beach to the north and Redondo Beach to the south, is the Hermosa Hills. This area is predominantly single-family homes on typical lots sizes as small as 2500 sq ft to 6000 sq ft. There are also some 2500 sq ft lots known as “tall & skinny” 2-story homes with reverse living floor plans (2 bedrooms and 1 bath on the entry level with the master bedroom and living space upstairs). Opportunity for ocean or city views is available in this hilly area.
As of Friday, July 7th, the median list price for a single-family home in Hermosa Beach is $3,199,000 and $2,195,000 for a condo or townhome. There are 31 single-family homes available for sale and 9 condos or townhomes for sale. This low inventory of homes continues to create a Seller’s market, but prices have not yet resumed upward momentum due to the higher interest rate environment.
