Probate Real Estate Agent in Hermosa Beach

A Hermosa Beach home can be marketed during probate and sold once the court has issued your letters. The difficulty in Hermosa is not the process but the pricing: the city is small, estate properties rarely resemble each other, and there are often very few recent sales close enough to tell you what yours is worth.

If you are the executor, administrator or successor trustee of an estate that includes a house in Hermosa Beach, you are dealing with the smallest of the three beach cities and the one where an estate property is hardest to value confidently. We work a few blocks north in Manhattan Beach, and probate and trust sales are a growing part of our practice.

Why pricing is the hard part here

Hermosa is roughly a square mile and a half, and its housing is unusually varied for somewhere that small. A walk street cottage, a hillside house on Hermosa Avenue, a 1950s bungalow east of Pacific Coast Highway, and a duplex two streets from the sand are four different markets, and a citywide price per square foot tells you nothing useful about any of them.

That matters to an executor because there may be only a handful of recent sales genuinely comparable to the estate's property, and sometimes none on the same kind of street. Pricing then depends on judgment about which differences the market pays for: whether a walk street location is worth more than an extra bedroom, what a partial ocean view adds, what the absence of off street parking costs. Getting that judgment from someone who has watched these streets trade for years is worth considerably more to the estate than the difference in commission between one agent and another.

Land value, and what that means for repairs

As in Manhattan Beach, a large part of a Hermosa property's value is in the land, and many of the buyers intend to remodel heavily or rebuild. Estate homes here have often been held since long before the city became expensive, so they come with original systems and decades of deferred exterior maintenance.

The practical consequence is that cosmetic spending by the estate often does not come back. What does pay is making the property safe, clean, empty, and straightforward to inspect, and documenting what is actually there. Trevor Plunkett spent two decades in construction, so we can tell you which items are genuinely worth doing and which are money the heirs will never see again. We also handle the clean-out crews, estate sale companies, storage, and movers, which helps if you are managing this from another city.

Insuring and securing a vacant house

Once you are appointed, the property is your responsibility, and a vacant one near the beach needs attention sooner than most executors realize. Salt air works on paint, window frames, and roofing faster here than a few miles inland. Lots are small and close together, so an empty house is obvious to everyone on the street.

The item that catches executors out is insurance. Many homeowner policies limit or exclude coverage once a dwelling has been unoccupied for a set period, so the policy the decedent held may not protect the estate at the moment it matters. Ask the carrier directly, in writing, what the policy does while the house is empty, and do it early. Failing to secure and maintain the property is one of the more expensive mistakes available to an estate.

Tenants and income property

Hermosa has a lot of small income property close to the beach, and estates here frequently include a duplex or a triplex with tenants in place. If yours does, gather the leases, the rent history, and the security deposit accounting before you list. The tenants have notice rights that limit how the property can be shown, and a buyer's lender will want the income documented. Sorting this out early prevents a sale from stalling in escrow over paperwork nobody can find.

The court side

You can list and market the property once the court appoints you, and you can take offers and open escrow in parallel with the rest of the case. What you cannot do is close before your letters testamentary or letters of administration have issued. Our California probate timeline shows where the sale fits, and our probate FAQs explain Full Authority against Limited Authority, which decides whether the sale needs a court confirmation hearing and can be overbid in the courtroom.

Los Angeles County probate is heard downtown at the Stanley Mosk Courthouse rather than locally, so hearing dates take longer to reach than most executors expect. Under Limited Authority, a confirmed sale generally has to reach at least ninety percent of the probate referee's appraised value, which in a market with thin comparables is a number worth scrutinizing early.

Who you would be working with

Michelle Plunkett is a licensed California real estate broker, a CPA, and a licensed attorney, and holds the Certified Probate Specialist designation. An estate sale raises real estate, tax, and legal questions at the same time, and having all three in one place keeps the property side from stalling the rest of the case. We are two people, so you deal with us rather than with an assistant.

If the estate's property is in Manhattan Beach, Redondo Beach, Torrance, or on the Palos Verdes Peninsula, those pages cover those markets. For anywhere else in Los Angeles County, see our Los Angeles County page.

Where to start

Send us the address and tell us where the case stands. We will price the property against what has actually sold nearby, tell you what the estate should and should not spend, and be straight with you about what the timeline looks like. If you are still establishing what the role requires, read the duties of a personal representative and the mistakes we see most often.
