Probate Real Estate Agent in Manhattan Beach

Yes, a Manhattan Beach home can be sold during probate, and in most cases it should be listed well before the case closes. The decision that matters most here is not when to sell but how much of the estate's money to put into the house first, because a large share of local buyers are pricing the lot rather than the kitchen.

If you are the executor, administrator or successor trustee of an estate that includes a house in Manhattan Beach, that house is almost certainly the largest asset you are responsible for, and the decisions you make about it in the first few weeks will shape what the estate is worth at the end. We are a two-person team based on Manhattan Avenue, and estate and trust sales are a growing part of our practice.

What makes a Manhattan Beach estate sale different

Most of the value here sits in the land. A 1950s two-bedroom in the Sand Section is worth what it is worth because of where it stands, not because of the kitchen. Estate homes in this city have often been held by one family for thirty or forty years, which usually means original systems, deferred exterior maintenance, and a floor plan no current buyer would draw. That combination changes the math on repairs: money the estate spends on cosmetic updates frequently does not come back, because many of the buyers competing for the property intend to remodel to the studs or rebuild regardless.

This runs against the advice executors are usually given, which is to fix the house up before listing it. In parts of Manhattan Beach that advice is simply wrong, and following it can cost an estate both the repair money and the months it takes to spend it.

Which part of the city the property sits in decides the question. Sand Section and walk street properties draw buyers comparing lots, view lines, and what they can build. Tree Section and Hill Section homes draw families who intend to live in the house as it stands, and there, targeted preparation does pay. Working out which of those two buyers your estate's property will attract is the first real decision, and it is worth getting right before you order a single repair.

Getting the authority to sell

You can begin marketing the property as soon as the court appoints you. What you cannot do is close escrow before the court has issued your letters testamentary or letters of administration, so the sequence matters more than the speed. Our California probate timeline sets out where the sale fits against the rest of the case.

Two things about your appointment affect the sale directly. Los Angeles County probate matters are heard downtown at the Stanley Mosk Courthouse, not locally, so court dates mean a trip and a wait. And whether you hold Full Authority or Limited Authority determines whether the sale needs a confirmation hearing and can be overbid in the courtroom. Our probate FAQs explain the difference. If your petition has not been filed yet, it is worth raising with your attorney, because the choice changes how a Manhattan Beach sale has to be structured.

Preparing the property without overspending

Once you are appointed, the house is your responsibility, including securing it and keeping it maintained. Vacant property a few blocks from the water deteriorates faster than most executors expect: salt air works on exterior paint, window frames, and roofing, and an empty house draws attention on streets where neighbors notice everything.

Trevor Plunkett spent two decades in construction before this, so when we walk an estate property we can tell you what a repair will actually cost and whether this particular buyer pool will pay for it. Often the answer is to do very little: a clean-out, a locksmith, landscaping, and a thorough disclosure package. We coordinate the clean-out crews, estate sale companies, storage, and movers, which matters when you are handling this from out of the area.

What the appraisal does to your floor

A probate referee will appraise the property, and under Limited Authority a confirmed sale generally has to reach at least ninety percent of that appraised value. That appraisal therefore sets a floor you need to understand before you respond to any offer. Manhattan Beach values move quickly and vary street by street, so a referee's number can sit some distance from what the market will actually pay in either direction. We price against current local sales and tell you plainly where the two figures diverge.

Who you would be working with

Michelle Plunkett is a licensed California real estate broker, a CPA, and a licensed attorney, and holds the Certified Probate Specialist designation. That covers the three disciplines an estate sale touches at once, which matters most when the property question is the complicated part of the case. There is no team of associates behind us: the people who list the property are the people you will deal with.

If the estate's property is in Hermosa Beach, Redondo Beach, Torrance, or on the Palos Verdes Peninsula, those pages cover the same ground for those markets. For anywhere else in Los Angeles County, see our Los Angeles County page.

Where to start

Call us before you commit the estate's money to anything. We will look at the property, tell you what it is worth as it sits, and give you a straight answer on whether preparation is worth it here. If you are earlier than that and still sorting out what you are responsible for, read the duties of a personal representative and the mistakes we see most often.
