Probate Real Estate Agent in Torrance
A Torrance home can be listed and marketed during probate, and escrow closes once the court has issued your letters. Torrance estates differ from the beach cities in one practical way: the buyers are families who intend to live in the house, so sensible preparation usually returns more than it costs, and an as-is sale to an investor often leaves real money in the estate's pocket.
If you are the executor, administrator or successor trustee of an estate that includes a house in Torrance, you are probably dealing with a home the family held for a very long time. Torrance has more original-owner houses than anywhere else in the South Bay, which is why so much of the probate work here involves a property that has not changed hands since the tract was built. We handle those sales, and we are based a few miles away in Manhattan Beach.
Preparation usually pays here
Torrance is the opposite of the beach cities in one important respect. In Manhattan Beach or Hermosa Beach, much of a property's value is in the land, and buyers often plan to rebuild, so estate money spent on cosmetics tends to disappear. In Torrance the buyer is usually a family who intends to move in and live in the house as it is. They are comparing your estate's property against others that show well, and they react to what they can see.
That means paint, flooring, a cleared yard, and working fixtures generally return more than they cost in Torrance, and they shorten the time the estate carries the property. It also means the common shortcut of selling as-is to the first investor who calls is frequently the most expensive option available to an estate. Investors here are buying at a discount that reflects work they can do for a fraction of what they charge the estate for it. Sometimes speed is worth that discount, and if the estate has no cash and no time we will tell you so. Often it is not.
Which tract the house sits in changes the numbers. Old Torrance lots are smaller and the housing stock is older. Southwood, Walteria, and the west side draw buyers who are also weighing school attendance boundaries, and that demand shows up in price. We price against what has actually sold nearby in recent months rather than against a citywide figure.
Buyer financing is the constraint you have to plan around
Because Torrance buyers use conventional loans far more often than cash, the house has to satisfy a lender and an appraiser, not just a buyer. Deferred maintenance that a cash buyer would shrug at can stall or kill a financed transaction: an active roof leak, missing water heater strapping, exposed wiring, or a permit problem on an addition the family built decades ago.
Unpermitted work is a recurring issue in Torrance estates, because additions and converted garages from the 1960s and 1970s were often done without permits and the person who could explain them is no longer here. It is far better to find that during preparation than during a buyer's inspection contingency. Trevor Plunkett spent two decades in construction, which helps in spotting this kind of work early, and we deal with disclosure ourselves rather than leaving it for escrow to discover.
The court side, and where it actually happens
You can market the property once the court appoints you, but escrow cannot close until your letters testamentary or letters of administration have issued. Our California probate timeline lays out that sequence.
Executors in Torrance regularly assume the case will be heard at the Torrance courthouse on Maple Avenue. Los Angeles County probate matters are heard downtown at the Stanley Mosk Courthouse instead, so plan for the drive and for hearing dates that are further out than you would like. Whether you hold Full Authority or Limited Authority also determines whether the sale needs a court confirmation hearing and can be overbid in the courtroom, which is covered in our probate FAQs. If your petition has not gone in yet, that is worth a conversation with your attorney now rather than later.
Who you would be working with
Michelle Plunkett is a licensed California real estate broker, a CPA, and a licensed attorney, and holds the Certified Probate Specialist designation. Estate sales run into real estate questions, tax questions, and legal questions at the same time, and having all three in one place keeps the property side from stalling the rest of the case. We are two people, so the person who prices the house is the person who answers the phone.
One of the probate and trust sales we have closed in Torrance is 17419 Falda Avenue, which closed in 2021.
If the estate's property is in Manhattan Beach, Redondo Beach, Hermosa Beach, or on the Palos Verdes Peninsula, those pages cover those markets. For anywhere else in Los Angeles County, see our Los Angeles County page.
Where to start
Before the estate spends anything on the house, let us walk it with you. You will get a price for the property as it stands today, a second figure for what reasonable preparation would return, and a clear answer on which one serves the heirs better. If you are still working out what the role requires, start with the duties of a personal representative and the mistakes we see most often.
