Probate Real Estate Agent in Redondo Beach
A Redondo Beach home can be listed during probate and sold once the court has issued your letters. The question that decides what a Redondo estate nets is which half of the city the property sits in: North Redondo lots are often worth more to a builder than to a family, and South Redondo houses and condominiums sell to people who intend to live in them.
If you are the executor, administrator or successor trustee of an estate that includes a house in Redondo Beach, the first thing worth establishing is who is going to buy it, because Redondo has two distinct markets inside one city and they value an estate property very differently. We are based in Manhattan Beach and estate and trust sales are a growing part of our practice.
North Redondo: the lot may be the asset
North of Artesia, much of the older single family housing sits on lots zoned to allow more than one unit. That means the buyer competing hardest for your estate's property may be a small builder planning two townhomes, not a family planning to move in. A builder is pricing the lot, its dimensions, and what the city will approve, and pays little attention to the condition of the kitchen.
This matters to you as executor for a practical reason: if the lot carries the value, then money the estate spends on cosmetic repairs is money the heirs will not see again. Before approving any work, you want a clear answer on whether this particular property is a redevelopment site or a home, and that answer comes from the lot, the zoning, and what has recently sold on the same block rather than from a citywide average.
South Redondo: condition and disclosure drive the price
South of the pier, in the Hollywood Riviera and along the Esplanade, the buyer is usually someone who intends to live in the property. Here preparation does pay, and condition, light, and view all show up in the offer.
A large share of South Redondo estates are condominiums rather than houses, and that changes the work. A condominium sale brings the homeowners association into the transaction: the buyer's lender will want the association's documents, budget, reserves, and insurance, and pending special assessments or litigation can slow or reprice a sale. Requesting those documents early is one of the few genuinely urgent things on an executor's list, because they take time to arrive and you cannot compress that time later.
Tenants, if the estate has them
Redondo has more small income property than the other beach cities, and estates here fairly often include a duplex or a triplex with tenants in place. If yours does, the tenancies are part of what you are selling. You will need the leases, the rent history, and the security deposit accounting, and the tenants have notice rights that constrain how and when the property can be shown. None of that is a reason to avoid selling. It is a reason to sort out the paperwork before the property goes on the market rather than during escrow.
The estate's options are wider than one listing
Because North Redondo attracts builders, estates here often have a genuine choice rather than a single path. A builder will usually buy as-is, on a short timeline, without asking the estate to fund repairs, which suits an estate that has no cash and beneficiaries who want to be finished. A prepared listing to an owner occupier will usually produce a higher gross price but takes longer and needs money up front. There are also partners who will fund preparation in exchange for part of the upside, which is worth considering when the estate has time but no cash.
Our job is to put real numbers against each of those before you choose, so the decision belongs to you and the heirs rather than to whoever called first.
The court process
You can market the property as soon as the court appoints you, and offers can be solicited in parallel with the rest of the case. Escrow cannot close until your letters testamentary or letters of administration have issued. Our California probate timeline sets out the sequence, and waiting for probate to finish before starting is the most expensive mistake we see.
Los Angeles County probate matters are heard downtown at the Stanley Mosk Courthouse. Whether you hold Full Authority or Limited Authority determines whether the sale needs a court confirmation hearing and can be overbid in the courtroom, and under Limited Authority a confirmed sale generally has to reach at least ninety percent of the probate referee's appraised value. Our probate FAQs explain the difference between the two.
Who you would be working with
Michelle Plunkett is a licensed California real estate broker, a CPA, and a licensed attorney, and holds the Certified Probate Specialist designation. Trevor Plunkett spent two decades in construction, which is what lets us tell you what a repair will really cost and whether this buyer will pay for it. We are two people, so the person who prices the property is the person you will deal with throughout.
If the estate's property is in Manhattan Beach, Hermosa Beach, Torrance, or on the Palos Verdes Peninsula, those pages cover those markets. For anywhere else in Los Angeles County, see our Los Angeles County page.
Where to start
Send us the address before the estate commits to anything. We will tell you whether the likely buyer is a builder or a family, what the property is worth as it stands, and what preparation would return if any is warranted. If you are still working out what the role requires, start with the duties of a personal representative.
